Unlocking equity

DSCR cash-out refinance: turn rental equity into your next down payment

TL;DR

A DSCR cash-out refinance replaces the loan on a rental you already own with a larger one and hands you the difference in cash. It qualifies on the property, so the new, bigger payment still has to be covered by the rent. I test that before anything else and then shop the refinance with wholesale lenders.

The catch nobody mentions: the payment goes up

Cash-out means a bigger loan, and a bigger loan means a bigger payment. With a DSCR refinance, that new payment is exactly what the rent gets measured against. A property that showed a comfortable ratio on its old loan can look tight after a large cash-out.

So the first question I ask is not how much equity you have. It is how much the rent can carry. Sometimes the right answer is to take a little less cash and keep the ratio in a stronger tier with better pricing.

Same rental, two loan sizes

Rent ................................... $2,600

Taxes + insurance + HOA ................ $520

Option A: P&I on smaller loan .......... $1,450 -> PITIA $1,970 -> DSCR 1.32

Option B: P&I on larger loan ........... $1,780 -> PITIA $2,300 -> DSCR 1.13

Both may be financeable. The question is whether the extra cash in option B is worth the narrower menu that comes with a 1.13.

Seasoning: how long you have owned it matters

Most wholesale lenders want you to have owned the property for some period before they will base a cash-out on today's appraised value instead of what you paid. The required seasoning differs by lender and changes over time, which is one of the reasons I check several at once. If you bought recently, renovated, and the value jumped, tell me the dates and the costs up front.

Good reasons to pull cash out of a rental

  • Funding the down payment on the next rental.
  • Paying off a short-term bridge or hard money loan after a renovation (the classic refinance exit).
  • Consolidating a higher-cost loan on the property.
  • Building reserves for capital projects on the portfolio.

Cash from a business-purpose loan is meant for business purposes. If what you want is money for personal expenses, this is the wrong product, and I will tell you so.

Rate-and-term refinance as an alternative

If you do not need cash, a rate-and-term DSCR refinance simply replaces the existing loan, maybe to move off an adjustable product, out of a hard money note, or into an LLC. The loan amount stays close to the payoff, so the ratio usually improves rather than shrinks.

Questions investors ask me about this

Can I do a cash-out refinance on a rental with a DSCR loan?

Yes. A DSCR cash-out refinance qualifies on the property, so the new payment must be covered by the rent at a level the lender accepts. Seasoning, credit and the appraisal also matter.

How soon after buying can I do a DSCR cash-out?

It depends on the lender. Many want a period of ownership before they will use the new appraised value, and the requirements change. Send me your purchase date and renovation costs and I will check which wholesale lenders fit.

Is a cash-out DSCR loan better than a HELOC on a rental?

They solve different problems. A cash-out DSCR replaces your first mortgage with a long-term loan; a HELOC on a rental, where available, is a revolving line behind it. The cash-out DSCR vs HELOC comparison walks through the trade-offs.

Want me to run your numbers?

Send me the property, the rent and what you are trying to do. I will run the coverage math, tell you where it stands, and shop it with wholesale lenders if it makes sense.
