Who you will be working with
Our Approach: one loan specialist, one product, the math out loud
TL;DR
I am Loan Daddy LLC (NMLS #2827624), a mortgage brokerage. On this site I do one thing: arrange business-purpose DSCR loans for people who buy and hold rental property, by shopping wholesale lenders. I am a broker, not a lender, and I would rather show you the numbers than sell you on them.
Why we built DSCR Desk
Investors kept asking me the same question in different words: will the rent carry this loan? The honest answer is always arithmetic. So I built a site around that arithmetic: a calculator, guides that show the work, and a way to send me a deal and get a straight read on it.
What I focus on
DSCR loans and nothing else here. That means purchases and refinances of non-owner-occupied rentals, from a single condo to a ten-unit building, including short-term rentals and properties held in an LLC. I do not arrange loans for homes people live in. Staying narrow is a choice: it lets me know the wholesale DSCR market well instead of knowing a little about everything.
How I think about a file
- Numbers before paperwork. I want to see the rent, taxes, insurance and dues first. If the ratio does not work, nobody should be pulling your credit yet.
- Conservative first. I run the rent an appraiser is likely to support, not the best case. Surprises at appraisal cost investors money.
- Shop, then recommend. Wholesale lenders draw their DSCR lines differently. I compare them and tell you why I lean toward one.
- Say no early. If a deal belongs in a different product, or nowhere at all, I would rather tell you on day one.
The company behind me
DSCR Desk is a Loan Daddy LLC brand. Loan Daddy LLC (NMLS 2827624) is a mortgage broker, not a lender: we arrange and shop financing from wholesale lenders, and those lenders make the final credit decisions. You can read the full disclosures on the licensing page and verify both my NMLS record and the company's at nmlsconsumeraccess.org.
What I will not do
I will not post pricing that is wrong by the time you read it, promise a closing date before I have seen your file, or tell you an approval is certain. Every loan is subject to underwriting and lender approval. What I will do is give you a clear picture of where you stand and what would improve it.
Got a rental deal on your desk?
Send me the property, the rent and what you are trying to do. I will run the coverage math, tell you where it stands, and shop it with wholesale lenders if it makes sense.
