DSCR calculator for rental property

TL;DR

Enter the monthly rent, annual taxes and insurance, any HOA, your loan amount, and a rate you want to test. The calculator builds the full monthly payment (PITIA) and divides the rent by it to give your DSCR, with a plain-English read on what that ratio usually means when I shop it.

Get this scenario reviewed

A Loan Daddy loan specialist will follow up. Loan Daddy LLC is a mortgage broker, not a lender.

A planning tool, not a quote, approval or commitment to lend. Lenders may use the lower of lease and appraised market rent. Send me the scenario and I will price it with wholesale lenders.

How to get a number you can trust

The calculator is only as good as what goes in. Use the rent a lender will actually accept: a signed lease, or a conservative read of what similar rentals nearby have leased for. Use the real annual tax bill, not a guess, and a real landlord insurance quote that includes flood or wind coverage if the property needs it.

The rate field is intentionally blank. DSCR pricing depends on your credit, the ratio itself, the loan size, the property type and the market that week, so I do not suggest a number. Test the rate you have been quoted, or try a few to see how sensitive your deal is.

Reading the result

These bands are general patterns, not rules. Every lender sets its own lines, which is exactly why I shop the file. For the full walk-through, read how to calculate DSCR step by step, and if your number is tight, see how to raise a low DSCR.

Want me to run your numbers?

Send me the property, the rent and what you are trying to do. I will run the coverage math, tell you where it stands, and shop it with wholesale lenders if it makes sense.
