DSCR loans for rental investors

DSCR loans that qualify on the rent, with the math shown

TL;DR

We arrange DSCR loans: business-purpose mortgages on rental property that qualify on whether the rent covers the payment, not your tax returns. Send me the deal, I run the ratio, then shop it with wholesale lenders. Broker, not lender.

  • No personal income documents on most DSCR programs
  • Close in your name or your LLC
  • Purchase, cash-out and rate-term refinance, 1 to 10 units, short-term rentals
  • Investment property only, never a home you will live in

Why investors call me

Straight answers about whether the rent covers the loan

Most DSCR questions come down to one number. My job is to get that number right, explain it in plain English, and find the wholesale lenders whose guidelines fit your file.

I show the math first

Before anyone pulls credit, you see the rent, the full payment and the ratio on paper. If the deal does not cover, you hear it from me before you spend money on it.

I shop, I do not lend

Loan Daddy LLC is a mortgage broker. I take one file to several wholesale lenders, because each one draws its DSCR lines in a different place.

I only do investor loans

Business-purpose DSCR financing for non-owner-occupied rentals is all I arrange here. No detours into products built for homeowners.

How it works

From napkin math to closing, in four steps

  1. Send the scenario

Property state, what you want to do, the rent and a rough loan amount. That is enough to start.

  2. I run the ratio

Rent divided by PITIA, at a conservative rent. You get the number and what it means.

  3. I shop wholesale lenders

The same file goes to the lenders whose DSCR rules fit it, and I bring back real options.

  4. You choose, we close

You pick the option. A Loan Daddy team handles the file through underwriting, appraisal and closing.

The angle

One broker, one product, and the arithmetic out loud

DSCR Desk is deliberately narrow. I do not try to be everything to everyone. I work on rental property loans that qualify on rent, and I explain every file with the same four inputs: rent, principal and interest, taxes, insurance and dues.

That focus means I know which wholesale lenders handle short-term rentals, which ones close in an LLC without fuss, and which ones will look at a ratio under 1.00. Read more about me or try the DSCR calculator yourself.

Quick answers

What investors ask before they call

What DSCR do I need?

There is no universal minimum. Many wholesale lenders are comfortable at 1.00 or higher, options usually improve around 1.20 to 1.25, and some programs consider ratios below 1.00 with stronger credit or reserves.

Can I get a DSCR loan in an LLC?

Yes. Many DSCR lenders allow closing in an LLC. Expect to provide the articles, operating agreement and EIN letter, and to sign a personal guarantee in most cases.

Can I use short-term rental income for a DSCR loan?

Often, yes. Some lenders count twelve months of booking history or a short-term rental market report, usually with a haircut. Others only use long-term rent.

Can I live in a property financed with a DSCR loan?

No. DSCR loans arranged through this site are business-purpose loans for non-owner-occupied investment property only, not for personal, family or household use.

Want me to run your numbers?

Send me the property, the rent and what you are trying to do. I will run the coverage math, tell you where it stands, and shop it with wholesale lenders if it makes sense.
